Located just ten miles from Hilton Head Island, the Okatie Center is a 268 acre multi-use, commercial development designed to meet local needs and accommodate a much larger regional base with areas for shopping, offices, and services in an attractive setting of open space, lakes, and extensive landscaping. An inventory and analysis of the land’s physical characteristics influenced and guided the design phase by helping to determine the site’s development potential and identify sensitive environmental issues.  EP/A proposed high quality, multiple, commercial uses that will evolve over a period of time, proceeding on an as-needed basis helping to create an economically viable, regional, commercial center.  Design-Development Standards have been prepared to ensure a unified project of open space, lakes, conservation areas, landscaping and architecturally compatible structures.  These design standards will control and assist future developments, while helping to create long range visual continuity.
